Smoke & Heat Alarm Certificate

We provide Smoke & Heat Alarm Certificates to ensure your smoke and heat alarms are compliant and your property meets all required safety regulations.

Requirements for Long-Term Rentals in Scotland

Under Scottish law, from February 2022, all rental properties must meet specific fire safety standards:

  • Smoke Alarms: Must be installed in the living room or room you use most, and every hallway or landing.

  • Heat Alarms: Must be installed in kitchens.

  • Carbon Monoxide Alarms: Required in rooms with a gas or solid fuel appliance.

  • Interlinked Alarms: Smoke and heat alarms must be interlinked so that when one alarm is triggered, they all sound.

  • Power Source: All alarms must be powered by mains electricity or sealed battery-powered alarms, with at least 5 years of battery life.

  • Functionality Checks: Regular checks must be performed to ensure alarms are working correctly.

Landlords must also provide proof of compliance with the Smoke & Heat Alarm Certificate to their tenants and local authorities.

Smoke & Heat Alarm Installation and Replacement Services

We also offer installation and replacement services for smoke and heat alarms to ensure your property is fully compliant with the latest regulations. If your alarms are outdated, non-functional, or simply need upgrading, we can install new alarms or replace existing ones to meet the required safety standards.
